At Sun Diego TC we provide personalized, team based service in coordinating your short sale transaction to approval and closing. Our coordination experts work in teams to maximize results and customer service. Every step along the process we update all parties on the status to keep everyone informed.....yes, including the other Agent involved. Communication is the key to our success.

How to work with SDTC

1.   Real Estate Agent submits submission package to Sun Diego TC.   A complete and detailed submission greatly enhances the chances of success. All forms can be obtained from our sales executives or coordinators. Submission package includes:

• Financial worksheet

• Authorization

• Broker package (only required if first time user)

• Fee authorization

• Documents as noted on the ‘getting started’ form

If the submission package is incomplete the process can be significantly delayed. It is very important that we put our best foot forward, so we may request additional information in this phase of the transaction.  Please email or call your Sales Rep or Coordinator with any questions.

2.   SDTC processes the submission and then submits to the lenders and/or servicing company and all other interested parties.

3.  Lenders each have a unique system for processing short sale requests, some are better than others.

All lenders will order a BPO, underwrite, and then contact all investors to make a final decision. This process can be very time consuming depending on who the investors are and how quickly they respond.

SDTC will coordinate the transaction and we will proactively communicate with all parties.

4.  Lender (s) issues an acceptance of the offer or a counter offer. Typically these will come with conditions that need to be met and additional information may be requested from any and/or all parties involved.

5.  Short sale is approved and all parties can proceed to move towards close.

Every Agent will be assigned to a dedicated Sales Executive and coordinator team.
